Founded in 1984, Property Sciences started as a California real estate consulting and appraisal company with just a handful of employees, offering first commercial real estate appraisals and services and, in 1986, adding a residential appraisal group. The company quickly expanded; in 1993 and again in 1994, INC. Magazine named Property Sciences as one of the “Fastest Growing Companies in America”.

In 1995, Property Sciences founded Commercial Lender magazine as a tool for its mortgage clients, growing the publication to become the largest commercial real estate finance magazine in the United States. In 1999, Property Sciences launched C-Lender.com, an online business portal version of the magazine that and generated over $800 million in loan referrals in its first 12 months. Commercial Lender magazine and C-Lender.com were sold to Scotsman Publishing in 2001.
